consideration of the Landlord granting a Tenancy Agreement (the Tenancy Agreement) for:

IT
IS HEREBY AGREED THAT
1.
If the Occupant shall default either
(i) in payment of the proportion of the rent owed by the Occupant or (ii) in
observing or performing any of the requirements of the Tenancy Agreement, the
Guarantor will pay the rent and any financial obligations of the Occupant and
any expenses occasioned whilst themselves observing the Occupants
responsibilities of the Tenancy
Agreement.
2.
The Guarantor shall not be liable for
non payment or breach of covenant by any person other than the Occupant named.
3.
Any variation of the Tenancy Agreement
or any neglect or forbearance on the part of the Landlord in enforcing or
giving time to the Occupant shall not release the Guarantor from this Agreement.
4.
This Agreement will cease to operate
when all monies owing have been fully paid and either (i) the Tenancy Agreement
is ended early by mutual agreement; or (ii) the Tenancy Agreement, whether
extended or not, comes to an end.
5.
The right of cancellation of this
Agreement provided by The Consumer Protection (Distance Selling) Regulations
2000 is specifically excluded after the commencement of the Tenancy Agreement.
6.
The Guarantor hereby acknowledges
receipt of one postage stamp as consideration for this Agreement.
